Problem

The chimney crown was deteriorated with cracked and eroded cement, and several mortar joints at the chimney top were failing. One flue was left effectively open without a proper cap and the flashing showed signs of compromise, allowing water to penetrate and leave residue on the roof.

Solution

Removed loose brick and damaged mortar at the crown, installed a prep membrane, rebuilt and parged a new white cement crown, and applied a black waterproof coating around the chimney base. Installed a new stainless steel chimney cap with mesh spark arrestor and an additional round vent cap, repaired and resealed the flashing, repointed worn mortar joints, and inspected the nearby gas control valve assembly (no repairs required).

Chimney crown and flashing are now sealed and weatherproofed, significantly reducing the risk of water intrusion and further masonry damage. Work area was cleaned and customer was given maintenance recommendations.
